We would encourage <br />additional shrub plantings to screen parking from McCaslin Boulevard. Pedestrian areas would also be <br />enhanr.ed with additional shade trees and perennial flower beds. Better evergreen screening of the trash <br />enclosure area should also be provided. . <br /> <br />Lighting and Signage: The applicant has given staff preliminary information regarding site and building <br />lighting. That will need to be carefully reviewed to ensure it complies with Parcel H and CDDSG <br />requirements. Wall sign criteria need to be further detailed. As this site is at a prime Gateway into <br />Louisville, the numbc;:r of signs facing McCaslin is of great concern. The design of the sign program should <br />be creative and should support the architectural character of the building. <br /> <br />It is not clear whether a ground sign is being requested. One appears on the landscape plan, but not other <br />site plan sheets. The CDDSG would discourage a ground sign for this lot as the Parcel H development <br />already has several. <br /> <br />Summary of StqfJ Concerns: <br /> <br />L Further justification should be provided for the increased parking ratio. <br /> <br />2. The applicant should demonstrate how the proposal integrates into the overall Parcel H development. <br /> <br />3. Enhancements should be made to pedestrian access, drive crossings and amenity areas. <br /> <br />4. The architectural quality and detail in design should be enhanced, with particular intention to the <br />following: window glazing on the sides and back, breaking up the stucco banding on all sides, and <br />increasing the structural offsets 0][1 the rear and sides and providing more variation in roof form. <br /> <br />5. Landscape screening of parking from McCaslin is of prime concern. <br /> <br />6. Signage and lighting should be further detailed and designed to be an asset to the project. Signage is <br />of particular concern given the potential number of signs and the fact that this is the main Gateway <br />into the City. <br />
