The fundamental difference <br />in this application from the one that was disapproved is the reduction to a two-story building. The <br />height is now within the 35-foot maximum and the roof system has a full pitch, to be consistent in <br />design with adjacent structures. The loss of the partial third-story results in a decrease in rooms from <br />74 to 60. The building footprint has increased slightly in an effort to recapture some of the rooms <br />lost from the third-story. Parking has also been reduced so that the landscaped coverage has not <br />decreased. The proposed ground sign has been eliminated and the amount of architectural accent <br />lighting has been reduced. The Planning Commission approved the proposal with nine conditions. <br />Six ofthose conditions have been met. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Dipak Patel, 3901 (inaudible) Street, Denver, Colorado, thanked Council for the opportunity to <br />present the revised proposal for Quality Inn and Suites.
