<br />Greenwald expressed concern that there might not be enough space to add landscaping along the wall" <br />but agreed to consider increasing the landscaping on the high side to help screen the area. <br /> <br />Howard stated that, although the side foliage is quite dense, there is a lack of coniferous trees in the <br />plan. He would like to see some coniferous trees added to prevent a stark appearance in the winter <br />when there are no leaves on the trees. Howard asked Greenwald if there would be any light spillage <br />from the entrance lights or any other lights on the property and whether there would be any up- or <br />down-wash lighting on the property. <br /> <br />Greenwald explained there would only be recessed decorative lighting at the entrance, and no lights <br />on the side except for the lights in the parking lot. <br /> <br />Mayer agreed with Keany and also expressed concern about the absence of landscape maintenance <br />in the area between the retaining wall and the fence. He feels the area would become unsightly with <br />trash and other debris blowing in. <br /> <br />Sisk questioned the benefit of approving this plan with the additional square footage, which would <br />result in more traffic to the area. He agreed with Keany and Mayer about the area between the <br />retaining wall and fence. <br /> <br />Greenwald expressed willingness to increase the landscaping along that side in order to screen the <br />area. <br /> <br />Howard withdrew his earlier request for additional coniferous trees in the landscaping plan after <br />reevaluating the number included in the plan. He agreed with Keany, Mayer and Sisk about the area <br />between the retaining wall and fence. <br /> <br />Howard moved that Council approve Resolution No. 33, Series 1998 - Amendment to a Pinal PUD <br />Development Plan for Lot 4A, Century Office Park - Silicon Mountain Properties with the following <br />amendments: <br />1. <br /> <br />2. <br /> <br />The applicant shall utilize tint or stain in the concrete retaining wall to darken the <br />color of the wall to a color consistent with the exterior brick on the propped office. <br />Also, the applicant shall evaluate treatments for the concrete wall which would <br />facilitate the removal of graffiti from the surface of the wall. <br />The applicant shall grant, by separate instrument, a deed of easement granting to the <br />City an additional four feet of width to the existing 20' wide utility easement located <br />adjacent to the west property line. The applicant shall provide an executed deed to <br />the City at or prior to the recording of the PUD Development Plan. <br />That the applicant agrees to formalize the commitment to participate in possible <br />future funding of McCaslin Interchange improvements, including acknowledgment <br />that they will not protest inclusion in a possible special improvement district on the <br />grounds that their property does not benefit by such improvements with language to <br /> <br />3. <br /> <br />9 <br />
