<br />Lawrence agreed to cooperate with Council should any problems with neighboring tenants arise in '.' <br />the future. <br /> <br />Davidson commented that he feels a piano studio is the type of business that will draw people into <br />downtown Louisville and Council is trying to attract businesses that can draw evening traffic. <br /> <br />Howard moved that Council approve Resolution No. 31, Series 1998 - Special Review Use for the <br />Laura Lee and Melanie Lawrence Piano Studio at 908 Main Street without restrictions, seconded by <br />Keany. <br /> <br />Sisk offered a friendly amendment to add a note that the Special Review Use is applicable to the <br />Laura Lee and Melanie Lawrence Piano Studio, accepted by Howard and Keany. <br /> <br />Roll call was taken. Motion passed by a 7-0 vote. <br /> <br />RESOLUTION No. 32, SERIES 1998 - SPECIAL REVIEW USE FOR TRUCKfTRAILER <br />RENTALS - THE INKEEPER SUBDIVISION - 1200 LOCK STREET <br /> <br />Davidson called for staff introduction. <br /> <br />Paul Wood, Planning Director, stated the applicant is requesting a Special Review Use for aU-Haul <br />franchise. Trucks and trailers would be stored within an area approved for outside storage per the <br />existing PUD development plan, specifically in the area designated for future mini-storage buildings. <br />The area proposed for rental vehicle storage will not encroach into the 15-foot setback as shown on <br />the Special Review Use plans. Building permits for two of the four future buildings in the area <br />designated for outdoor storage have been issued, causing the area permitted for outdoor storage to <br />become smaller. The applicant has agreed to a Planning Commission condition that this Special <br />Review Use approval, if authorized, shall terminate when the property owner or his successors apply <br />for building permits to construct either or both of the remaining approved future mini-storage <br />buildings. The initial rental fleet provided by U-Haul consists of approximately one rental truck and <br />three rental trailers. U-Haul averages 4 trucks and 6 trailers per site and the applicant estimates the <br />maximum number of rental trucks and trailers on the site to be nine each. The applicant has agreed <br />to limit the number of trucks and trailers stored on site at any time to nine each. No change in <br />business hours or additional signage is proposed for this use. The Coal Creek Trail is approximately <br />215-feet from the rental vehicle storage area at its closest point. Mini-storage building number four, <br />located along the southern end of the property, has already been built and thus provides significant <br />screening from a trail user's vantage point. Staff does not believe this use will require additional <br />parking spaces above the seven spaces already provided on-site. Planning Commission <br />recommended approval of the application with six conditions. All conditions have been met with the <br />applicant's revised plans. A recommendation of approval, without condition, is forwarded for <br />Council consideration. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />6 <br />
