The December 1993 Albertson's P.U.D. was signed by <br />the City utilizing a 17% landscape requirement. This evolution <br />creates a most prohibitive requirement on desireable retail uses. <br />This is an excellent example of where office and retail should <br />clearly be distinguished. <br />E. 1.8 SITE GRADING, EXCAVATION AND EROSION CONTROL <br />1. S B We had strongly suggested that a 3:1 guideline for <br />irrigated and a 2 -1/2 :1 guideline for planted areas was easily <br />achievable. In that this one is a guideline, we are only going <br />on record to state that our suggested guidelines are more <br />appropriate. <br />F. 2. VEHICULAR CIRCULATION AND PARKING <br />1. 2.1.2 Vehicular Circulation (G) Requirement is far too <br />restrictive to serve as a Standard. Either make this item a <br />guideline or provide better flexibility for needed uses such as a <br />neighborhood bank facility. If the words and lanes" were <br />removed, it may be acceptable. <br />2. 1 2.2.1 (G) We are most conocrncd about this item being a <br />Standard. Numerous additional considerations and retail user <br />requirements may d alternative but acceptable solutions. <br />3. 1 2.2.1 (K) We believe the restaurant requirement of 15 <br />spaces/1,000 SF is excessive. This concern is exacerbated <br />when considering "in -line" restaurant space in shopettes. <br />G. 5.
