A, B C Parking setbacks have seen meaningful increases
from the recently accepted `Gateway Guidelines." We had
made suggested setback modifications in all three categories
none of which have been reflected in the CDDSG document.
We maintain a strong position that there are numerous
circumstances where the "Gateway Standard" or suggested
modifications are appropriate and critical to proper land use
planning. The suggcsted incrcascs arc unacceptable.
Further, we suggested that certain language be included that
would give proper consideration to certain setbacks being
measured from the curb line rather than the property/R.O.W.
line when it is clear the roadway will not be expanded and
additional landscape area will exist permanently within the
dedicated R.O.W.
2. E The additiona120' radius setback will translate to a 48'
55' setback depending upon the underlying parking setbacks.
This additional setback is unacceptable and far too restrictive,
with specific reference to "pad" sites which are smaller but
always provide needed services to the Business Park and Citizen
residents of Louisville.
I A St B The 30% open space requirement is excessive and
unacceptable. We have maintained our position that a 25%
requirement, including pedestrian hatdscape areas, is an
abundantly appropriate amount specifically when considering
retail utilization. Anything in excess of this amount is
significantly greater than all other jurisdictions we have
developed within.
