Planning Commission <br />Meeting Minutes <br />SEPTEMBER 10, 2009 <br />Page 4 of 10 <br />The equestrian property across the street to the east is the only <br /> <br /> <br />surrounding land use without other industrial uses. <br />The potential uses in the buildings are office, laboratory, and light end <br /> <br /> <br />retail to serve those working in the Colorado Tech Center. <br />The site does provide pedestrian amenities as well as architectural <br /> <br /> <br />features. <br />Commission Questions of Applicant: <br />Lipton stated the buildings are huge and asked if there is a plan to break-up the <br />building in the future. <br />Van Pelt replied a multi-building configuration was considered however they are <br />difficult to market. <br />Tengler asked what the longest roof span is before a break. <br />Van Pelt replied 40’. <br />Loo asked if they considered a pedestrian plaza. <br />Van Pelt stated it had been considered but they believe it is not necessary. <br />Loo asked Van Pelt to point out the employee break area. <br />Van Pelt pointed to the area on the screen. <br />Loo asked if they are true employee break areas or do they serve a multitude of <br />other functions. <br />Van Pelt stated they were planned to be similar to the other employee break <br />areas in the Colorado Tech Center. <br />Loo stated the smokers will not be close to any of the main entrances. <br />Van Pelt confirmed they would not. <br />Lipton stated the smoker will have to walk quite a distance to get to the <br />designated smoking area. <br />Members of the Public: <br />Wendy Hunt, 10433 Dillon Road stated she is the property owner to the east of <br />the planned buildings. She asked if the buildings are two stories and if they will <br />block the view of the mountains. <br />Van Pelt stated the buildings are not two story and they are located 240’ from the <br />Dillon Road right-of-way which exceeds the standard. <br />Stephan Benge, 10433 Dillon Road asked if there had been any traffic studies <br />th <br />done for the intersection of Dillon and 104 Street. <br />Van Pelt stated a traffic study had been required by the Public Works <br />Department as part of the application process for the project. <br />Staff stated the study was requested to address a concern with the possible <br />queuing in the left turn lane. However, the study showed it was not a concern. <br /> <br />
