Planning Commission <br />Meeting Minutes <br />SEPTEMBER 10, 2009 <br />Page 5 of 10 <br />Lipton asked if further traffic concerns had been addressed. <br />Loo stated she was aware of several improvements along Dillon Road and when <br />completed those should help relieve the congestion. <br />Michael Menaker, 1827 Chokecherry Dr., stated the tenants would bring different <br />elements to the fronts of the building as they add signage. Those changes would <br />be similar to what has occurred at the former State Farm building on McCaslin <br />Blvd. He stated that the new Udi’s location is a good example of how an <br />industrial building can be used and support a retail space. <br />Staff and Applicant Summary and Recommendation: <br />No additional comments from either staff or the applicant. <br />Public Hearing Closed Commission Comments: <br />Hartman stated she was disappointed in the industrial look to the building <br />especially since this location is a ‘gateway’ to the City of Louisville. <br />Loo also stated her disappointment in the lack of design features for the same <br />reason as Hartman. She stated she would like to see something different <br />planned for the site. <br />Lipton stated he does not consider the site to be a ‘gateway’ to Louisville but <br />perhaps an important entrance to the Colorado Tech Center. He stated the <br />buildings are too long regardless of the market. <br />Pritchard stated his agreement with Lipton and suggested a continuance to give <br />the applicant an opportunity to re-design the site with perhaps four (4) buildings <br />instead of the two. <br />Loo restated her point of the site being a ‘gateway’ to Louisville. <br />Sheets stated she also sees the location as a ‘gateway’ to the city. The area also <br />needs some retail to help support those in the CTC, that’s why it was zoned <br />Commercial Business (CB). <br />Tengler stated he considers the site to be a minor ‘gateway’ to Louisville. He <br />stated additional landscaping at the southeast corner of the property would help <br />mitigate some of the industrial look. He thought the landscaping might keep the <br />applicant from having to re-design the buildings. He expressed a concern with <br />the total length of the building and would like to have more prominent <br />architectural features to break up the length. <br />Sheets stated her agreement with the length of the buildings being too long. She <br />also stated she would like to see the applicant consider more retail in the space <br />such as places to eat and to provide options for those that work in the CTC. <br />Lipton stated the buildings could be used as is for retail and add design features <br />such as store fronts that could contribute to breaking up the overall length of the <br />building. <br />Sheets stated that additional landscaping might help as well. <br /> <br />
