Mayer moved that Council table this until the application is complete, including the floodplain and <br />the open space, until the January 21 Council meeting, seconded by Howard. <br /> <br />Mayer modified his motion stating that this be tabled until the floodplain issues are clarified. <br />Seconder Howard accepted that. <br /> <br />Sisk offered a friendly amendment that not only the hydrology issues be resolved, but all the issues <br />staff wanted addressed to make this a complete application. <br /> <br />Mayer and seconder Howard accepted that. All in favor. <br /> <br />DISCUSSION/DIRECTION - LETTER OF INTENT TO ANNEX - THE HOMESTEAD - <br />PRELIMINARY CONCEPT PLAN FOR THE BOWES <br /> <br />Paul Wood, Planning Director, reported that the applicants had submitted a concept plan for the 78 <br />acre parcel located south of Dillon Road, east of South 88th Street and north of the Boulder Valley <br />Campus. The plan contained a mixed use concept for residential and limited office, reserving five <br />acres for the existing home site. The plan breakdown was 55.5 acres for residential, 3.8 acres for <br />office use and 18.8 acres in common open space. The open space dedication requirement is 11.7 <br />acres and the proposed dedication was 10.3 acres for park dedication and 1.5 acres for dedication to <br />the Louisville Fire Protection District. Estimated residential densities ranged from 1.5 to <br />approximately 5.6 dwelling units/acre. They proposed three 24,000 s.f. residential style, two story <br />with pitched roofs office buildings off of South 88th Street. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Michael Markel, 1000 Applewood Drive, Lafayette, Colorado, reviewed the project. <br /> <br />Davidson called for Council questions or comments. <br /> <br />Lathrop asked who the occupants of the commercial building might be. <br /> <br />Markel thought possibly someone with an educational occupation or doctors offices. <br /> <br />Lathrop brought up the access to the existing home site, particularly if the Admor property did not <br />remain as is. <br /> <br />Levihn was concerned about the traffic flow in and out of the project for all of the homes being north <br />of the high school. He thought a tunnel under Dillon Road would be a nice connection going back <br />and forth. <br /> <br />Mayer wanted a more rural feel to the area, less density. He did not feel this was in keeping with the <br />neighborhood. <br /> <br />5 <br /> <br /> <br />
