Sisk did not like the density.

Howard was concerned about the traffic flow interacting with the current existing home. He did not
envision 88th Street being a corridor of schools and office buildings. He also wanted lower density.

Davidson did not think the plan was in compliance with the Comp Plan which called for maintaining
the rural density and character of the area. He pointed out that an office building would fall under
the AOT zoning and would add traffic to 88th Street, as with the connection to 88th Street. He was
strongly in favor of maintaining 88th Street as two lanes with an island. He did not feel it was the
right place for an office. He did not support forwarding this to the Planning Commission.

Davidson called for the applicant's summary.

Peter Lawton, The Homestead, 2790 Valmont Road, Suite 201, Boulder, Colorado, stated that they
had met with Don Orr, BVSD, and there is a capacity concern for the school. A low density around
the school did not meet the school's needs. He asked for Council's direction, particularly on density.

Davidson stated that on the Admor property 46 of the 80 acres is open space, very low density.

Levihn would look at the office buildings, if there were placed differently on the property, placed
back in further or up against the high school area. Density was an issue particularly down along
Dillon Road.

Gary Calderon, The Homestead, 2790 Valmont Road, Suite 201, Boulder, Colorado, felt doing this
project as a mixed use created a more interesting, better community.

Sisk explained that the applicants want to build their project in a south suburban area of Louisville
which has no development, a rural area where he wanted larger lots and no mixed business use. If
there was going to be a business area, he wanted it on Dillon Road, well sheltered.

Sisk moved that Council not forward The Homestead to the Planning Commission, let the matter be
denied, seconded by Mayer. Roll call was taken. Motion passed by a 6 - 0 vote with Keany being
absent.

OTHER REGULAR BUSINESS ARISING AFTER PREPARATION OF AGENDA
NONE

CITY ATTORNEY'S REPORT

NONE

6
