Paul Wood, Planning Director, stated that the applicant /owner proposed a two -phase expansion of. <br />an existing office, warehouse and light manufacturing building located at 1500 Cherry Street at the <br />northeast corner of Cherry Street and South Pierce Avenue in Filing No. 1 of CTC. The existing <br />building is occupied by multiple tenants with 66% occupied by office uses, as opposed to the typical <br />allocation of 25 30 The Plat restriction, as discussed in Ordinance No. 1269, allowed for <br />construction of only parking or landscaped areas with no building construction allowed. The <br />applicant was requesting an amendment to add onto the existing facility rather than construct a <br />separate building on the site. Phase Three (the initial expansion), about 7,800 s.f., would be primarily <br />a warehouse space for Neon Glassworks, a current tenant of the building. Phase Four expansion <br />would be potential new tenant space designed to accommodate multiple interior uses. Landscape <br />coverage exceeded the minimum requirements in both phases, 49% for Phase Three and 33% for <br />Phase Four. On September 9, Planning Commission approved this project with 10 conditions, seven <br />of which had been met The three remaining conditions dealt with parking, sidewalks, and lighting. <br />Davidson called for the applicant's presentation. <br />Garth Braun, Garth Braun Associates, 954 Pearl Street, Boulder, Colorado, representing applicants" <br />Bryan Alu and Charles Hurth, stated, concerning the parking, that they will park according to the land <br />use regulations. He felt it would require some rewording of the second condition stating they will <br />limit parking according to current and future land use regulations. Concerning the sidewalks, they <br />had stated on their PUD that they intend to comply with the sidewalk master plan for CTC. They will <br />install,the sidewalk on their property. They will make necessary modifications to the drainage pond <br />which will be affected by the installation. He requested a modification to the installation of the <br />sidewalk, the attachment of the sidewalk to the curb. Concerning the Lighting, they have had 400 watt <br />fixtures on the site since it was built in 1988 and they asked to maintain that level of lighting. <br />Davidson called for Council comments or questions. <br />Davidson suggested concerning Condition No. 1, deleting all of the words after "...Certificate of <br />Occupancy... On Condition No. 2, go to 40% office space and delete Condition No. 3. <br />Keany moved that Council approve Resolution No. 47, Series 1997, with the following amendments: <br />Condition No. 1, deleting all of the words after ":..Certificate of Occupancy... On Condition No. <br />2, go to 40% office space and delete Condition No. 3, seconded by Lathrop.
