He did not support a non-voluntary land marking program, but <br />encouraged further discussion. <br /> <br />Councilor Dalton suggested further discussion at a study session. He agreed <br />there may be some language which needs to be reviewed. He thought there <br />should not be any road blocks put before businesses, but the character of the <br />town should be preserved.. <br /> <br />Mayor Sisk would not support: any indication of the Historic Preservation <br />Commission displacing the Planning Commission, although he felt the Historic <br />Preservation Commission could be of invaluable assistance to the Planning <br />Commission. He also supported further discussion at a study session. <br /> <br />Council directed Staff to schedule a study session after the first of the year and <br />ask the Planning Commission to review the guidelines in the interim. <br /> <br />RESOLUTION No. 39, SERIIES 2009 - A RESOLUTION APPROVING A FINAL <br />PUD DEVELOPMENT PLAN FOR THE DEVELOPMENT OF ONE 40,200 <br />SQUARE FOOT FLEX OFFICE BUILDING AND TWO ADDITIONAL FLEX <br />OFFICE BUILDINGS EACH BEING 18,826 SQUARE FEET <br /> <br />Mayor Sisk requested a Staff presentation. <br /> <br />Planning Director Wood explained the subject property is Lot 12 of the Colorado <br />Technological Center (CTG), Filing 2, located on the northwest corner of Dillon <br />Road and South 104 th Street (739 S.1 04 Street) and zoned Commercial <br />Business (CB). The applicant proposes to construct three "flex" office buildings <br />on the property in two separate phases. Industrial uses are not permitted within <br />the CB zone district. The proposed buildings are subject to the Commercial <br />Development Design Standards and Guidelines (CDDSG). <br /> <br />The site plan included one 401,960 square foot building (Phase 2) and two <br />separate 18,825 square foot buildings (Phase 1) which, in total cover 23.7% of <br />the 7.53 acre lot. Each building is to be one story in height and located to <br />conform to the setback requirements of the CDDSG. The property will be <br />accessed from two separate locations off 104th Street. A 6.5 foot walkway will be <br />constructed around the perimeter of each of the two buildings. Parking will be <br />constructed around the pE!rimeter of and between the three buildings. Building <br />1 A and 1 B will include 10"7 spaces and Building 2 will include 123 spaces. The <br />site has been landscaped exceeding the CDDSG landscaping standards. <br /> <br />The Planning Commission reviewed this request and forwarded a <br />recommendation of support with three conditions. Staff modified the conditions <br />with respect to the timelim~s. The amended conditions are as follows: <br />
