records in the Planning Department files that are related to the proposed rezoning of the Business <br />Center at CTC. <br /> <br />Davidson stated "so ordered." <br /> <br />Wood combined his statements on Ordinance No. 1277 and Resolution No. 4 stating that the PCZD <br />Plan reflected a rezoning to PCZD-I and PCZD-C. The PCZD Plan had been revised to reflect that <br />Lots 11 - 18, regardless of use, would be subject to the Commercial Development Design Standards <br />and Guidelines (CDDSG). Approximately 44 acres on the General Development Plan that would <br />be allocated for strictly office use. The commercial area is about 24 acres at the intersection of 104th <br />Street and Hwy. 42. Resolution No. 4 covered the Final Subdivision Plat, Final Subdivision Replat, <br />and the Final PUD Development Plan for the Business Center at CTC. The ordinance and resolution <br />were continued for a site visit and Work Session. A 20' building setback was recommended with <br />parking authorized within the setback. The setback needed to be fully screened by landscaping. Any <br />sign placement on north facing elevations of these buildings or at any other location that would be <br />visible from Hwy. 42 was prohibited. The PCZD Plan had been revised reflecting that Lots 11-18, <br />regardless of use, will be subject to the CDDSG. <br /> <br />ORDINANCE NO. 1277, SERIES 1998 - AN ORDINANCE REZONING CERTAIN <br />REAL PROPERTY FROM INDUSTRIAL (I) AND COMMERCIAL BUSINESS (CB) <br />TO PLANNED COMMUNITY ZONED DISTRICT - COMMERCIAL (PCZD-C) <br />AND INDUSTRIAL, (PCZD-I) - IST READING - SET PUBLIC HEARING 2/17/98 <br /> <br />Light read by title only Ordinance No. 1277, Series 1998, "An ordinance amending Title 17 of the <br />Louisville Municipal Code, entitled "Zoning", by rezoning as Planned Community Zone District <br />Commercial (PCZD-C) and Industrial (PCZD-I) approximately 166.73 acres of land designated as <br />the Business Center at CTC." <br /> <br />Davidson opened the public hearing, Ordinance No. 1277, and called for the applicant's presentation. <br /> <br />Jon Lee, Knollwood Partners, stated that on Resolution No. 4, they agreed to conditions No. 1, 2, <br />4, 5, and 6. He had an optional idea on No. 3, open space, and on No. 7, he stated that for nine <br />months a 20' wide easement had been discussed between Lots 13 and 14. Yesterday, it became a 30' <br />wide outlot for Lots 11 - 14. On No. 3, open space, they proposed to increase the area along 104th <br />to 54'-55', equaling the amount of open space required by the Ward piece. He wanted all of their <br />property considered in the open space dedication. <br /> <br />Davidson called for anyone wishing to speak on Ordinance No. 1277 or Resolution No. 4, <br /> <br />Betty Solek, a member of the Planning Commission, 725 Lincoln Avenue, Louisville, Colorado, <br />stated that the Planning Commission was concerned about the grading of the ridge line. They <br />objected to flattening the ridge and they will be looking at site grading, excavation, and erosion <br />control very closely when the site plan comes before them.
