RESOLUTION NO. 35 <br />SERIES 2000 <br /> <br /> A RESOLUTION APPROVING A FINAL PUD DEVELOPMENT PLAN AND A <br /> SPECIAL REVIEW USE FOR A 5,000 SF PROFESSIONAL OFFICE <br />FOR WENDY FICKBOHM LOCATED AT 1314 MAIN STREET, LOTS 11 AND 12, <br />BLOCK 10, CALEDONIA PLACE SUBDIVISION <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a Final PUD Development Plan and a Special Review Use (SRU) for Wendy <br />Fickbohm, to construct a 5,000 sf professional office building, located at 1314 main Street; and <br /> <br />WHEREAS, the subject property is zoned Commercial Neighborhood (CN); and <br /> <br /> WHEREAS, the Louisville Municipal Code requires that uses within the CN zone district <br />be reviewed as a use by Special Review (SRU); and <br /> <br /> WHEREAS, the Planning Commission has reviewed the user specific information <br />submitted for the SRU against the required Special Review Use Criteria found in Section <br />17.40.100 of the Louisville MuniCipal Code and found that the proposed SRU use is in compliance <br />with that required criteria regarding both internal and external site compatibility; and <br /> <br /> WHEREAS, the Planning Commission has reviewed the user specific information <br />submitted for the Final PUD Development Plan against the PUD Criteria found in Section 17.28, <br />as well as the standards and guidelines of the Commercial Development Design Standards and <br />Guidelines (CDDSG) and found the proposal in compliance with the required criteria and <br />standards; and <br /> <br /> WHEREAS, after a duly noticed public hearing concerning said Final PUD Development <br />Plan and Special Review Use, the Planning Commission recommended approval to the City <br />Council, with condition; and <br /> <br /> WHEREAS, the City Council finds that said Special Review Use and Final PUD <br />Development Plan should be approved subject to the following conditions: <br /> <br />1. That it be noted on the SRU plan that this approval is granted to this applicant only. <br /> <br />That a note shall be added to the PUD which requires the applicant to verify location of all <br />landscaping along the north property line with and receive authorization from PSCO and <br />US West for required clearances to the proposed underground electric and phone service. <br /> <br />That the PUD shall be revised to limit wall signage to three, 4 square foot, wall mounted <br />signs, not to exceed a total of 15 square feet. Such signage restrictions shall include any <br />desired business logos. <br /> <br /> <br />
