Matters from Members of the Public**
Selena mentioned some topics from the Louisville focus group: For Rent sign at Lydia Morgan
gives false hope and causes confusion. Give out number for HA and is required to leave a
message. Sometimes they get a call back and sometimes they don’t.
This month Selena has had 5 homeless seniors approach. After 20 years, she typically has 2 per
month. Private companies are purchasing buildings, increasing the rent and forcing seniors out.
The increased rent is not affordable for fixed income seniors.
Frank stated the For Rent sign is up so Sally has a waitlist when a vacancy comes available.
Earlier in the summer it took a long time to rent 2 units.

Updates on Membership: Bonnie Star and Steve Underhill
City Council opted not to fill position on committees unless there was a danger of not meeting
quorum. Will begin accepted applications in Oct/Nov. Sheri will follow up.

Director’s Report
BCHA is partnering with Colorado Coalition for the Homeless (CCH). BCHA won a National
Association of Counties 2009 award for the Housing Crisis Prevention Program (HCPP). The
success of HCPP allowed BCHA to partner with CCH. CCH was awarded Metro Denver
Homeless Continuum of Care funding through the Homeless Prevention and Rapid Re-Housing
Funds with the ARRA. BCHA will be the local sub-grantee to administer the funds. Funding
allocations will be determined once the homeless statistics are releases. Short term funds can be
used for non-families to create a stable housing situation. Assist long-term homeless, families
without children and seniors. Funding will between $1.0-1.5 million for Boulder County over
three years or around $300-$500K per year. MOU will be developed in August/September and
st
in effect October 1 for the 2009-2010 FFY.
HHS has distributed 50% more in food stamps and Medicaid benefits than January 2009.
Statewide Colorado income tax is down 25% this year. Staff have been focusing on trying to
bring in resources into the community to stabilize people immediately.

Finance Report: Review of June 2009 financial statements
Management assessment on Regal Square increased because it was not calculated per the budget.
A budget resolution amending the budget to correct the management fees will be included next
month.

Hillside Square received new windows (bids were lower than estimates). Staff are waiting for
bids on porch and siding.

Property Management/Maintenance Report: Rent and Occupancy Update & Monthly
Rental Vacancy Report
Lydia Morgan cleaning contractor has not been performing up to expectations. BCHA has hired
an internal temporary cleaning staff member to increase quality. Person started last week.
Quality has increased and is less expensive.
