meets the Public Use doctrine by improving or extending the life of a valuable source of municipal <br />revenue. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Jeff Sheets, Koelbel & Company, 5291 Yale Circle, Denver, Colorado, 80222, introduced <br />representatives from Sam's Club, Goldberg Properties and CLC Associates. <br /> <br />Steve Wilson, CLC Associates, 8480 E Orchard Road, Englewood, Colorado, 80111, presented <br />computer simulations of the proposed Sam's Club and was available to answer questions. <br /> <br />Curt Princelow, CLC Associates landscape architect, gave a brief presentation on the landscaping <br />proposal. <br /> <br />Michelle Wilson, CLC Associates, outlined the criteria used to address the building's scale and mass, <br />specifically by use of canopies/awnings and varying roof lines. <br /> <br />Bert Diesendorf, Wal-Mart Stores, thanked City staff for their assistance in expediting their proposal <br />and expressed that Wal-Mart is committed to and looking forward to completion of this project. <br /> <br />Davidson called for public comments. <br /> <br />Linda Lowe, 651 W Sandbar Circle, Louisville, Colorado stated her opposition to Sam's Club in <br />Louisville. She felt that large retail establishments bring traffic and litter, in addition to taking <br />business from local retail establishments, and asked Council to vote against retail strip malls and <br />hotels. <br /> <br />Davidson called for Council comments and questions. <br /> <br />Mayer expressed concern for the total open space on site, and would like to see more open space <br />reflected. He feels the setbacks on the sides are tight, he prefers the landscaped pedestrian walkways, <br />and would like more conifers placed at the front of the store. He suggested reducing the number of <br />parking spaces to provide additional landscaping. He encouraged the applicant to meet or exceed the <br />guidelines to expedite this application. <br /> <br />Howard commended the applicant on the design of their building. He requested additional trees <br />along Dahlia and encouraged additional articulation along the back of the building. Howard agreed <br />with Mayer with regard to meeting or exceeding guidelines. <br /> <br />Levihn asked whether Sam's Club plans to include a liquor store in this facility. <br /> <br />Diesendorf replied no. <br /> <br /> <br />
