this requirement is based upon the need to maintain open access for fire fighting operations. The <br />initial submittal was deficient with respect to this requirement on both the north and south property <br />lines. The revised PUD has eliminated one of the truck loading bays on the north side, which now <br />opens up the UBC setback to the required 60 feet. With respect to the south property line, the City <br />does agree to accept a proposed no-build, underground utility, and emergency access easement, <br />which the City Attomey's office is drafting. The grant will be designated for emergency <br />ingress/egress and will provide that the easement remain unobstructed except for landscaping and <br />paving. Wood was then available to answer questions. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Walter Koelbel, Jr., President of Koelbel & Company, expressed appreciation for the cooperation <br />and response they have received from City staff. <br /> <br />Steve Wilson, CLC Associates, Inc., reviewed changes to the PUD in response to Council and <br />Planning Commission concems. He was then available to answer questions. <br /> <br />Davidson called for public comments. <br /> <br />Meena Mirshals Keuer, 462 Muirfield Circle, Louisville, Colorado, stated she is very disappointed <br />that the City would even consider allowing a Sam's Club to locate in Louisville. She doesn't see the <br />need for another membership warehouse. She feels the charm of Louisville is its small tom feel and <br />the chain stores & restaurants locating in Louisville are removing that charm. <br /> <br />Davidson called for Council questions and comments. <br /> <br />Sisk questioned Thomas Oppenheim, Civil Engineering Manager for WalMart, as to whether <br />deliveries would be made at night. <br /> <br />Oppenheim replied WalMart's policy is to deliver within the business hours of each store. If this is <br />unsatisfactory to the City, the distribution center manager can schedule deliveries within the hours <br />you choose. <br /> <br />Sisk asked whether the applicant would object to Council placing a condition that no trucks would <br />remain on site for a period of more than twenty-four hours. <br /> <br />Bert Diesendorf, Real Estate Manager for WalMart stores, replied that it would be difficult to <br />commit to this condition. During peak times such as the holiday season, truck traffic will increase <br />and staff may not be able to unload every truck within a twenty-four hour period. <br /> <br />Sisk questioned why the Sam's Club in Steamboat Springs could commit to this condition but they <br />could not. <br /> <br /> <br />
