Phasing notes reflect that Phase 1will be finished in 2013and will total 1.6 million <br />square feet of floor area.Phase 2 in 2018 and Phase 3 in 2032,completea total build out <br />of 2.5 million square feet. <br />The PUDPlanalso contains preliminary height and bulk standards for each planning area. <br />The maximum height permitted in theCommercialDevelopment Design Standards and <br />Guidelines (CDDSG)is 35 feet; 42 feet for rooftop mechanical equipment,and up to 50 <br />feet for spires, towers and domes (as authorized through a PUD process). An important <br />element of this submittal is the request for building height waiversof 65 feet and 95 feet. <br />According to the “Development Summary” on page 2 of 11, the applicant proposes a 65 <br />foot height allowance for Planning Areas C, D, and F and a 95 foot height allowance for <br />Planning Area A. <br />The applicant has stated that the 65 foot and 95 foot height requirements are needed to <br />meet industry standards for the research and development component of the proposed site <br />plan.The increase in height would allow the applicant to provide more square footage in a <br />vertical format, thereby lessening the overall footprintof the development and providing <br />more opportunity for a visual open space buffer. Because this property is almost a mile <br />across, there are opportunitiesforthe applicant tograde the property and design and <br />locate the buildings so the overall visual impact of taller buildingsis lessened when viewed <br />from the surrounding areas. Also, this property is located primarily in the US 36 Commerce <br />Corridor which, as previously stated, is surrounded by properties that allow building heights <br />13 <br /> <br />
