All in favor. <br /> <br />RESOLUTION No. 43, SERIES 1998 - FINAL PUD DEVELOPMENT PLAN, BUSINESS <br /> ANSWERS, 728 MAIN STREET <br /> <br />Davidson called for a five-minute recess. <br /> <br />Davidson called the meeting back to order and called for staff introduction. <br /> <br />Paul Wood, Planning Director, stated that the owners of Business Answers are requesting approval <br />of a Final PUD Development Plan to allow them to expand their existing building. The property is <br />within the Central Business District (CBD) which is currently being studied as part of the Downtown <br />Framework Plan and the Downtown Design Guidelines. The proposed building would be a <br />combination of two and three stories with a total building area of 18,970 sf, including the basement. <br />The portion of the building above grade would be 14,770 sf. Proposed uses include retail, office, and <br />potentially residential on the third floor. The residential use would currently require Special Review <br />Use approval. The building footprint extends to the property lines except for the rear of the building <br />where the 20-foot minimum setback is met. The rear setback area would include three parking <br />spaces, a trash enclosure, bike parking, one shade tree and a bench. The second level is also built to <br />property lines, though two small portions of the building are set back five feet to allow for light wells <br />with windows. The third floor is set back considerably from Main Street (32 feet), five feet from <br />both side property lines, and approximately 20-feet from the rear building wall. These setbacks <br />reduce the visual exposure of the third floor and allow windows to be installed on all sides of the <br />third floor of the building. The building height is proposed at a maximum of 37.5 feet to the top of <br />the third floor parapet.
