Planning Commission <br />Meeting Minutes <br />April 8, 2010 <br />Page 4 of 10 <br />Commission Questions: <br />Loo asked why staff was recommending the removal of the condition regarding <br />the fencing. <br />McCartney stated the condition should be removed so the fencing requirements <br />are consistent throughout the project and other areas allow the fencing to be on <br />the property line. <br />Loo asked if some type of formal document should be prepared to transfer the 12 <br />units to another phase within the project. She also asked what assurance does <br />the Commission have the units will be transferred. <br />McCartney stated Phase I, where the units are being transferred to, will require a <br />preliminary and final review. During the review process the total number of units <br />(350) for the site will be calculated. <br />Brauneis requested clarification of the front yard setback. He also stated he <br />would like to see some solar applications planned in the other areas. <br />McCartney discussed the setback and its relationship to the front property line. <br />The current designs have allowed for a six (6) foot wide porch. <br />Lipton stated the townhome units had been pleasing to the commission because <br />it offered some affordable housing in Louisville. He asked what would the price <br />point be for the single family residential units. <br />Kipfer stated the townhomes would have been listed for approximately $300,000 <br />to $400,000 while the single family list at $400,000 to $500,000. <br />Lipton inquired if any of the townhomes had been built in North End. <br />Kipfer confirmed they had been built in Block 8. <br />Lipton asked if other single family areas are available and why can’t the company <br />build in those already planned areas. <br />Kipfer stated there are other single family areas but this block provides a better <br />transition of housing types. <br />Loo inquired if the project had an affordable housing agreement. <br />Kipfer stated it did not. <br />Lipton asked if the townhome units were selling. <br />Michael Markel, 5723 Arapahoe, Boulder, stated the multi-family units were very <br />slow in the market and they want to create what is in demand at this time. He <br />clarified the request does not mean fewer units but a relocation of units. <br />Sheets asked if there were other townhome blocks. <br />Markel stated there are others: 96 units in the block south of this area and then <br />33 units are planned to the east of Phase I. <br />O’Connell asked what the units might look like in the commercial location. <br /> <br />
