Homes, Inc. Parkwood preliminary plat. This review is <br /> primarily related to land planning considerations and does not include <br /> questions of engineering importance. <br /> Review of the plat as it relates to the Preliminary Comprehensive Develop- 1 <br /> mont Plan Map indicates a problem exists In terms of providing access to <br /> the proposed multi-family development In Tract A and the single'famlly <br /> development south of Tract A which will be cailed Lafayette Street West <br /> for discussion purposes. Directly north of Tract A is the existing mobile <br /> home park. The street, located on the west side of the mobile home park, <br /> could provide access from South Ooulcser Road to Tract A. The desirability <br /> of doing this, however, is questionable as a great deal of multi-family <br /> housing traffic would then be passing through the mobile hams park. This <br /> situation indicates that Tract A will have to be served from Vie Appia Drive. <br /> The Lafayette Street West single family development area must also be served <br /> from Vie Apple Drive. <br /> The problem specifically relates to Lafayette Street and results from the <br /> designation of the west of Parkwood as open space due to severe topographical <br /> conditions. Thus, although the extension of Lafayette Street to the west of <br /> Via Apple Drive is necessary to serve Lafayette Street West single family <br /> development, it would result In a dead end street. One possible solution <br /> to this problem would be to extend Lafayette Street to both the west and <br /> north curving it through Trait A and intersecting again with Via Apple Drive. <br /> Lafayette Street would then be a continuous street providing access for torn <br /> the single family development of ..ofayotte Street West, any addition:1 <br /> opment to the west of that, and for tae rulti-family Cavolc mnt in Tr„c• A. <br /> I <br /> vs First.Verium if/teak MN,. tt+.•AOa.
