A <br /> referral had been sent to Boulder County, <br /> Planning Office, indicating that the City <br /> was opposed to the County industrial zoning, <br /> as our Comprehensive Plan had designated <br /> this land as opus space. Staff recommended <br /> denial of the request. <br /> Davis Holder, Civil Enginner, Represented Mr. Robert E. Trouail and he <br /> Broomfield, Colorado was retained by the applicant to design <br /> a small light industrial building. Mr. <br /> Holder advised that they have obtained a <br /> well permit and teats had been made to ver- <br /> ify that a ceptic tank would be operational. <br /> The property is contiguous with the city <br /> and is between the sewer line and a water <br /> line on Empire Road. <br /> Councilwoman Morris Commented that there were 2 factors she <br /> felt very strongly about - one that it is <br /> outside the City's urban service area. ' <br /> and the other is that it is designated open <br /> • space in our Comp Plan. It was her feeling <br /> that open space was a primary designation <br /> and would not like to encourage industry <br /> in the area. <br /> Councilman Cummings Wished to confirm that Boulder County had desig- <br /> nated the property as light industrial, <br /> and the City had designated the area as open <br /> space. <br /> Councilman Ferrera Inquired why Boulder County allowed the <br /> industrial zoning when the City wanted the <br /> open space designation? <br /> Direetnr Rupp replied he didn't know. The <br /> County designation may have been made several <br /> years ago. <br /> Councilman Ferrera Commented that it was his opinion that Boulder <br /> County was not supporting the City's Comp Plan. <br />
