• • 411 <br /> • . <br /> •4/20/82 Page -8- <br /> Director Rupp stated the referral on the <br /> Trousil property was not for zoning, but <br /> in terns of subdividing the ownership and <br /> the zoning question. <br /> Councilman Ferrera Inquired if all the Mayhoffer land was <br /> zoned agricultural or light industrial. <br /> Mr. Holder advised everything south of <br /> Empire Road is agricultural according to <br /> Boulder County. <br /> Councilman Ferrera Inquired if Council did not approve the <br /> utility request would the applicant still <br /> be able to develop the property? <br /> Holder advised they already have a State <br /> well permit and were almost certain to get <br /> a State ceptic tank permit, so probably could. <br /> Ferrera than asked if Council granted the <br /> request for utilities would Council have <br /> any authority with the development of the <br /> property. <br /> Rupp advised no, even if utilities were <br /> granted by Council they could still develop <br /> under the County industrial zoning. They <br /> could further subdivide and further develop <br /> it. <br /> Mayor Meier Commented he was not in favor of providing <br /> utilities outside the urban services area, <br /> and was perturbed with the County zoning <br /> designation. <br /> Councilman Fauson Inquired of Director Rupp if he had County <br /> Zoning maps? <br /> Rupp replied the ones he had were not always <br /> that current or accurate, he would prefer <br /> calling the County for verification. <br /> Mr. Holder advised that Empire Road was not <br /> a dedicated right-of-way and cannot be con- <br /> sidered as dividing the original property. <br /> The road exists only by virute of its use. <br /> Councilman Cummings dented it seems Louisville has become <br /> the arena to contest every open space issue, <br /> debate, policy, etc. The open space issue <br /> has become a priority.
