•
10/18/83 Page -7-
RESOLUTION #42 - HILLTOP Councilmembers had a copy of the resolution
FINAL PLAT AND P.U.D. and Attorney Rautenstraus read it in its
entirety. Councilmembers also had a copy
of the subdivision agreement and written
statement from McStain Enterprises.
Director John Rupp Stated the property is located south of
the Hillsborough West Subdivision, consisted
of approximately 50. 97 acres and is con-
sistent with the comp plan. The present
zoning is RE. Slides were shown of the
area depicting an elongated parcel north
of Harper Lake. As part of the subdivision,
McStain is dedicating an 8 acre school site
to the School District, land for future ex-
pansion of Harper Lake and land necessary
for an open space connection between Harper
Lake and the Parkwood Subdivision. The
proposed development will provide street
connections with McCaslin Blvd. , Kennedy St.
and Washington Ave. The circulation pattern
will have little impact on the Hillsborough
West subdivision and will provide an improved
access point to McCaslin Blvd. Planning
Commission and staff recommend approval.
Craig Krueger, McStain Stated that since most of the councilmembers
n terprises had been to the Planning Commission meetings
and Neighborhood meetings relative to Hill-
top they were familiar with the proposal.
The site did pose some design constraints
because of Harper Lake and the school site,
but felt that the final plan will be an
excellent subdivision and are anxious to
get started. This would provide a variety
of housing with custom homes on lots ranging
from 7, 000 to 12 ,000 sq. ft. with prices
ranging from $130,000 to $170, 000 - geared
up to the second home buyers. They have
already received many requests from Louis-
ville residents that are interested in
moving to this area. Stated unless Council
had an oblective regarding length of the
streets, felt that the streets as presented
would not exceed the length of 8 homes.
This would be broken up with landscaping and
connection with the parks, school site, and
Public Service easement.
mayor Meier Inquired if the same color would be used
:olor Scheme for all the homes.
