The area Heat of Centennial Drive which <br /> is the north-south street running through <br /> this was excluded from the Hunter's Ridge <br /> approval. Primarily the City staff was not <br /> confident with the conceptual plan that was <br /> proposed at that timer consequently this , <br /> was deleted with the understanding that <br /> they would come back to the City with plans <br /> for that area. They chose to come to the <br /> City as soon as possible for 2 reasons. <br /> One it was indicated to they by the City <br /> that it would be better to have the entire <br /> P.U.D. approved and secondly, from Columbine's <br /> standpoint they would rather have a total <br /> pi+.n in tact so when :sales being next year <br /> people would sign the certification upon <br /> purchase that they are aware of the plans <br /> Comparison of Port:ls to alleviate problems. <br /> Apartments and Christopher There were 2 structures, containing 24 units <br /> Village each. The parking is perimeter with an <br /> open space area along Centennial Drive. <br /> Drumm advised that. there are 2 similiar <br /> projects in the City at this time - Portals <br /> Apartments which is a 45 unit project which <br /> has a central courtyard grassy area with <br /> barbeque pits and perimeter parking. However <br /> there is no landscaping against the buildings <br /> and overall the ?a:4dscaping did not materialize <br /> as expected. It did provide that the units <br /> were placed further from adjacent land uses. <br /> There is some lack of detail as the dumpster <br /> in plain view and the cars parked against <br /> the building. <br /> The slides of Christopher Village used the <br /> opposite concept - more of a central parking <br /> area with the structures On the perimeter. <br /> The structures were on a similar scale as <br /> they were proposing in the punter's Point <br /> project. <br /> Both of the projects are 3-story structures. <br /> Density Transfer The overall concept of Hunter's Point ir <br /> terms of the density transfer was to locate <br /> the higher density area within the P.O.D. <br /> Typically the higher density areas have been <br /> located on the outer areas, i.e. the Mobile <br /> Home Park and Portals Apartments. However <br /> they felt because of concerns of the City <br /> and views from South Boulder Road they would <br /> locate this internally. <br />
