AUSTIN PROPKRTY LEASE
At the last Council Work Session, I presented information regarding
possible leasing out of the Austin house to the Louisville Chamber of
Commerce. At that time, Council instructed staff to prepare the
details of such a lease agreement. Attached please find a memo from
me to Council which identifies the key terms of the proposed lease
agreement between the City and the Louisville Chamber of Commerce.
City Attorney Curt Rautenstraus is drafting a lease which contains
those terms and will have it available to Council either Monday
evening or Tuesday night and the Council Feting.
My rationale for recommending exclusive negotiations with the Chamber
of Commerce for leasing this facility is as follows'
1) Maintaining the Austin house as a single family residence is
inconsistent with City code and policy.
2) Leasing the Austin house for any commercial use totally
unrelated to City operations would require a significantly greater
investment (approximately $7,500) to feet the City's building code.
3) Charging a fair market lease rate for this property will
ensure that any lease agreement with the Chamber is handled as an
"arm's length" transaction.
