IOMDL=Y <br /> SUBJECT: PROPOSED flRK8 OF LEASE AGREEMENT MITE CRAMBER OF <br /> CONGO= - AUSTIN PROPERTY <br /> DATE: MOVEK U 21, 1994 <br /> Based upon negotiations with the Louisville Chamber of Commerce and <br /> discussions with City Attorney, Curt Aautenstraus, the following is a <br /> listing of the terms to be included in a proposed lease agreement <br /> relating to the leasing of the Austin property: <br /> 1) Term of the lease will be 3-year renewable annually by the <br /> City of Louisville. <br /> 2) Monthly lease rate will be $415 subject to annual review by <br /> the City. <br /> 3) All costs incurred for remodeling the existing structure in <br /> order to bring it up to code must be approved in advance by the City <br /> and would then be credited on a dollar for dollar basis against the <br /> lease payments. <br /> 4) In the event City Council chooses not to renew the lease <br /> prior to the Chamber recovering all improvement expenses, the balance <br /> of these expenses will be paid to the Chamber at the time the premises <br /> are vacated. <br /> 5) The City will provide water service to subject property. <br /> f) The Chamber will pay for electric, gas and telephone. <br /> 7) The City will provide landscape maintenance to subject <br /> property. <br /> i) If the parking area to the west of the house is expanded, the <br /> City will provide four (4) spaces for use by the Chamber and/or its <br /> sublessees. <br />
