for this development, required under ether zoning
category, Council may waive the heigW restriction
as sees fit. In addition, doctor's offices are
considered to be accessory uses to the hospital
facility and would be permitted. It would not be
permitted as a use by right but only as an
accessory use. Everything that can be
accomplished in a CA zoning relating to a hospital
facility can be accomplished with A zoning through
the POD process.
When the application came to the Planning
Commission, CB zoning was requested. The
Commission held a public hearing wherein they
reviewed this and discussed it quite thoroughly
and were generally supportive of the CB zoning.
However, two concerns they had r elated to I) if
the hospital facility war sot built, what might
happen= and 2) in conjunction with that, they had
a concern as to what would happen if the property
was sold. It wire fait that the CB zoning might go
beyond what was being proposed for a hospital use
a use which the Planning Commission saw as a very
positive use for the area and the community.
The,- ■fore, several conditions were attached.
In the interiL , staff acid the applicant jointly
determined that the same results 43•.ttd be achieved
under the A zoning. This would be such sore
straight forward than CB zoning. Both staff and
the applicant support A zoning.
' Dcnald Edge, representative for Adventist Health
Systems, stated that the facility will consist of
a hospital, .::actor's offices, nurs.ng home and
"all the good things relative to health came,"
however, no one is quite sure when all these
things will occur. A year ago, the Board at
Memorial Rospital became aware that a larger
facility would be needed in the near future. This
piece of land was found and then came to the City
with a plan which was received well. Mr. Edge
thanked staff for their cooperation and the
willingness of the community to annex this land
and the agreed upon A zoning.
Mayor ?auson asked for comments either in favor of
or in opposition to Ordinance 0920.
Tom Davidson, 611 W. Chestnut Ct., told Council
that this kind of growth scan be very beneficial
to Louisville. Its the kind of development that
can make Louisville the center of the east County
and I think its a very wise thing for Louisville
3
