STAFF R$COMMENDATION: <br /> Staff recommends approval with the following conditions: <br /> 1 . Waive the standard 36' street section to allow 32' <br /> sections, but developer is to dedicate the standard 50' <br /> ROW. Developer is to bear the cost of acquiring a ROW <br /> from Public Service for Washington Street. Correct <br /> Street names to be shown on final plat prior to <br /> recording, <br /> 2. Setbacks allowed as described above, however, prior to <br /> issuance of a building permit for any house to be set <br /> closer than 20 feat from the property line, the angle <br /> of the garage is to be verified by the Planning <br /> Department. <br /> 3. Developer is to pay for the proportionate benefits to <br /> be derived from the not-yet constructed regional <br /> detention pond proposed on Homert Parcel R. The <br /> subdivision agreement is to contain a guarantee of such <br /> payment. No permits for property that drains into <br /> Parcel R shall be issued until City is assured that <br /> Drainageway A can handle the runoff. <br /> 4. The subdivision agreement is also to contain the <br /> schedule for recovery dui the City for the 12" water <br /> main located on this property. <br /> 5. No building permit is to be issued until the Director <br /> of Community Services has given written approval of the <br /> agreement pertaining to maintenance of private open <br /> space. Such agreement is to be made an addendum to the <br /> subdivision Agreement. <br /> COMMISSION ACTION: <br /> Approve, approve with conditions or deny the final <br /> subdivision and PUD. <br /> 3 <br />
