<br /> -., . <br /> to annex and zone the two parcels and if <br /> acceptable, adopt a motion to refer the <br /> request to the Planning Commission. <br /> Jim Manning, 3997 Promontory, Boulder, Co. <br /> John Knapp, representing Louisview Corporation <br /> Axel Bishop, representing Louisview Corporation <br /> Summary of the presentation: <br /> Before you is a request for annexation <br /> and zoning of two parcels of land <br /> located at the corner of McCaslin Blvd. <br /> and South Boulder Road. The project <br /> will encompass both parcels totaling <br /> approximately 29.4 acres. We are <br /> requesting CC zoning. Over the past <br /> five months, our representatives have <br /> been working with a group of concerned <br /> citizens to create a Development Plan <br /> for the two parcels. These neighbors' <br /> concerns have been addressed by the <br /> development design. Members of this <br /> group suggested, and we have concurred, <br /> that the two parcels be considered a <br /> single project rather than on an <br /> individual basis. This would better <br /> facilitate the overall design concept. <br /> During the process we have investigated <br /> alternatives ranging from Open Space to <br /> Residential to Mixed <br /> Residential/Commercial to Commercial. <br /> Although the final conclusion was not <br /> unanimous among members of the <br /> neighborhood committee, the majority of <br /> the participants decided that a <br /> Commercial development would be most <br /> desirable for both parcels. We have <br /> studied the Louisville's Comprehensive <br /> Plan and are in complete agreement with <br /> the City's intent and goals. The need <br /> to have a full range of retail <br /> establishments in the City of Louisville <br /> is both desirable and necessary. The <br /> City's planning concept of locating <br /> commercial/retail at major intersections <br /> will be met. Both McCaslin and South <br /> Boulder Road have been identified in the <br /> Comp Plan as being major arterials for <br /> the City. This helps concentrate <br /> activity around high traffic zones and <br /> insures accessibility while buffering <br /> residential development from noisy <br /> 3 <br />
