By expanding the <br /> clubhouse facility we feel that we could pay for it <br /> through the revenues of food and beverage and increase <br /> that $20,000.00 to $30,000.00 a year from this point <br /> forward. With the possibility of Lafayette's golf course <br /> coming on line in a couple of years, if they were to <br /> build a facility much larger than ours from day one, we <br /> would be at a disadvantage from a competitive stand <br /> point. We feel that if we can get a leg up on that <br /> aspect and that their golf course or any others that are <br /> being considered in Broomfield or Boulder would be <br /> equal to or less than ours because of our layout and <br /> location. That is the primary reason we did it. We <br /> could do a survey of the other competitive golf courses <br /> and most of them are larger than Coal Creek. We feel <br /> this is essential for us to meet the numbers from 95' on <br /> out to help pay for the debt. <br />Davidson: What I would like to see for the clubhouse expansion is <br /> some kind of data indicating income per square foot. <br /> Comparing what you currently have to other golf <br /> courses that have a larger clubhouse. Some kind of <br /> data that would basically show that for this investment <br /> of $100,000.00 that, in fact, the City breaks even. As far <br /> as I am concerned we should leave this item in the <br /> budget. But, before we expended the money, I would <br /> have to have some kind of data that shows how much <br /> money would possibly be made per square foot.
