2 of 2 <br />13. Residential areas should be within convenient walking distance to neighborhood parks <br />and trail connections. <br />14. Medium to high density residential areas should be located in accordance with the <br />Framework Plan with proximity to public transportation and commercial services. <br />15. Encourage business diversity and a complimentary mix of diverse housing through <br />redevelopment and new private investment. <br />16. Promote the health of downtown through an appropriate sccsle of redevelopment, <br />expansion of business and housing opportunities. <br />We hope to explain with this proposal that we do meet consistency with the existing <br />neighborhood character as requested in the below Comprehensive Plan statement. <br />The division of existing lots of record for the purpose of creating additional building lots <br />which do not meet minimum lot size requirements is discouraged, and shall be reviewed <br />tor consistency with existing neighborhood character. <br />This proposed variance will achieve the consistency with the existing neighborhood character <br />by providing for a new modest residential design. smaller lot sizes and smaller lot widths that all <br />represents Louisville's unique Downtown character. The existing large lot size and large lot width <br />if remain will support one of the last largest single resident development lots in Old Town that can <br />be permitted to be built today. <br />With the approval of this variance request you will eIir inafe the possibility of this large residence <br />being built on this site which is out of character with Old Town.
