Planning Commission <br />Meeting Minutes <br />AUGUST 10, 2006 <br />Page 6 of 10 <br /> <br /> <br />Members of the Public: <br />Sharon Szabados, 1836 Continental View Dr., Louisville discussed the following concerns: <br />traffic access; dedication of open space; additional trees along South Boulder Road; HOA <br />maintenance of dedicated outlots will be an expense for the home owners; not a clear <br />understanding of how improvements to HWY 36 will improve the South Boulder Road and <br />McCaslin Blvd access issues. <br />Michael Menaker, 1827 W. Choke Cherry Dr., Louisville discussed the following concerns: <br />traffic access; negative visual impact the development will create; open spaces acres should not <br />be native grass; not a clear understanding of how improvements to HWY 36 will improve the <br />South Boulder Road and McCaslin Blvd. access issues. <br />John Leary, 1116 Lafarge, Louisville discussed the financial analysis and possible flaws within <br />the method used. He also stated that the traffic concerns are all safety. <br />John Helton, 1820 Continental View, Louisville discussed the following: no property <br />comparisons have been presented between the proposal and to the properties to the north, across <br />South Boulder Road and the properties to the west that are in unincorporated Boulder County; <br />there needs to be more discussion of density and the effect it will have on other neighborhoods; <br />and traffic access and safety. <br />Rhonda Leimberg, 987 W. Willow St., Louisville discussed the following: the proposal needs to <br />serve as the “gateway” to Louisville; the proposed architecture does not blend with the other <br />neighborhoods; traffic access and safety concerns; and open space dedications. <br />Susan Morris, 939 W. Maple Ct., Louisville provided a review of the history of proposed <br />developments for the property. She discussed: the concept of a view corridor; the need for <br />compliance to the Comprehensive Plan; density; building height; traffic access and safety; and <br />emergency access to South Boulder Road. <br />Seth Johnson, 797 W. Willow, Louisville discussed density, not supporting the zoning request <br />change and his special interest of the aesthetics for the development. <br />Ty Gee, 253 Hoover Ct., Louisville discussed density, traffic access and safety, fiscal analysis <br />and the overall aesthetics of the development. <br />Steven Reed, 949 W. Willow St., Louisville discussed the yard and bulk requirements for a <br />zoning request of SF-MD. He stated that only 10 of the proposed lots meet those requirements. <br />He requested that all lots meet the requirements. <br />Shelley Kneebone, 1527 Kennedy Ave., Louisville discussed the following: the development <br />should create the “gateway” that the community wants, which should be similar to the new <br />Community Park area. She also sited concerns with traffic access, school pedestrian safety, and <br />the need for open space. <br />Lipton declared a short break at 8:25 PM. <br />Lipton called the meeting to order at 8:32 PM. <br />Commission Questions of Staff and Applicant: <br />Dalton asked if the city had completed a fiscal analysis. <br /> <br />
