<br /> insurance coverage in a manner satisfactory to the CITY or to make <br /> arrangements satisfactory with the CITY with respect to such <br /> insurance coverage. <br /> 8 . In the event that the COMMISSION shall be in default of <br /> any of the terms of this Lease, in that event the CITY may terminate <br /> this Lease and enter the premises and either remove property located <br /> therein or take control of said premises and continue to operate the <br /> use located thereon. <br /> 9 . The COMMISSION agrees to comply with all laws, <br /> ordinances, rules, regulations and statutes which may pertain or <br /> apply to the leased premises and the use thereof. <br /> 10. The COMMISSION agrees they shall pay all utility <br /> charges which are incurred with respect to use of the property, <br /> including water charges, electricity, gas and any other similar <br /> charges unless otherwise agreed to by City Council. It is agreed <br /> that all profits received from operation of the premises as a <br /> museum shall be used for museum purposes. <br /> 11. This Lease Agreement and all it.s terms and covenants <br /> contained herein shall continue and bind all successors and assigns <br /> of the COMMISSION. <br /> 12. In the event said premises continues to be used for a <br /> - <br /> historical - this Lease may be renewed for twenty-five y e'a r <br /> museum, <br /> terms upon agreement by the parties. Any nonrenewal by the CITY will <br /> be based upon nonperformance by the COMMISSION. <br /> -3- <br /> D" <br />
