<br /> remain the property of the COMMISSION, who may remove them at the <br /> time they desire or upon the termination of this Lease, provided <br /> that such removal does not injure or damage the premises. <br /> 5 . The COMMISSION shall be required to pay and all taxes <br /> levied or assessed upon any personal property, buildings, fixtures <br /> and improvements belonging to the COMMISSION and located upon the <br /> premises. <br /> 6 . The COMMISSION represents that they have inspected and <br /> examined the premises and accepts them in their present condition and <br /> agrees that the CITY shall not be required to make any improvements <br /> or repairs whatsoever in Or upon the premises demised. In addition, <br /> the COMMISSION agrees to make any and all improvements and repairs at <br /> their sole cost and expense and agree to keep the premises safe and <br /> in good order and condition at all times during the term of this <br /> Lease. They further agree that upon the termination of this Lease <br /> for any cause, the COMMISSION will surrender possession of said <br /> premises in as good order and condition as they were at the <br /> commencement hereof. <br /> 7 . The COMMISSION agrees that they, their members, guests <br /> or assigns will hold harmless the CITY from any loss, cost or damage <br /> that may arise out of or in connection with this Lease or the use of <br /> the premise13 by the COMMIS"5ION, their agents or employees. The <br /> COMMISSION also agrees to fully indemnify the CITY for any damages <br /> suffered by the CITY arising out of the acts or ommissions of th e <br /> COMMISSION relative to their use of the premises.
