<br />County is looking at an integrated financial system, so Lisa is not here. Two systems <br />County is looking at. City of Louisville is using a new web-based accounting system, <br />just purchased. <br /> <br />End of July, rental income exceeds budget 8% through July. Tenant charges down by <br />65% which means less late fees, turnover costs and tenant charges. <br /> <br />Legal fees lowest ever. No evictions. Any work we do on the County side is taken up by <br />BCHA. One third of tenants on ACH. Automated payments to Section 8 landlords, may <br />become mandatory at some point. <br /> <br />No bad debt write-offs last quarter. <br /> <br />Lydia Morgan: 99% occupancy for July. Maintenance charges higher due to increased <br />repairs at LM. Are the budgets increased from the previous years for LM/East Street as <br />they age? <br /> <br />Sunnyside: Rental income exceeding by 5% due to 98% occupancy. Maintenance <br />expenses.. . one time maintenance expense for fire alarms in July. <br /> <br />Inclusionarv Zoninl! <br /> <br />Meeting with Sam on 8/28/06. He will put it in the right formats. May be ready in 2 <br />weeks. Issue: timing-will not apply to Markel (has to be prior to final submittal by <br />developer). <br /> <br />Does not make sense to rush to get this through system. It needs to have more public <br />input and acceptance. <br /> <br />It is very important that the ordinance is an accepted City ordinance. Planning <br />commission, city council, public etc. <br /> <br />In ordinance, under H, consider something to give developer a fee waiver and/or density <br />increase. Should be an either/or. (Sam to include this) <br /> <br />Scott asked what the timeframe is for this item. <br /> <br />1. Heather indicated that we should have a study sessions; Planning commission, <br />city council and HA should have a study session together to make sure everyone <br />understands what this is. <br />2. Meet with residential developers in the area to get feedback. <br />3. General public meeting. <br /> <br />Sam wanted to get some additional wording as well. <br />
