<br />Sheri had a couple of questions: what happens if they don't sell the unit? Should we put <br />something in there about a time limit before it goes to market rate or does it stay in the <br />portfolio? The program falls apart if we can market the unit. In the ordinance, make sure <br />the AMI's are correct. Define income limits (AMI's..80% isn't too high if base it on per <br />person, per income, etc) Have a separate document that defines what criteria/guidelines <br />for affordability. These should be worked on simultaneously. <br /> <br />What do we need to do at this point with this document? Does LHA need to bring in a <br />consultant? <br /> <br />Heather and Sam will come up with something; based on 80%, bring it back, rather than <br />have a discussion now. Sam will not have the expertise that Frank would have. Frank <br />will do some research as well on it. <br /> <br />Planning department did do a payment in lieu document. LHA member, Heather and <br />planner who did number to meet in next couple of weeks to discuss #'s. <br /> <br />Development and Rehab <br /> <br />Jay had a discussion about purchasing properties and the timing. <br /> <br />Bid through Louisville Paper. Did not get a contractor to respond, despite outreach to get <br />a bid for Hillside. Will not require painting or replacement for 50 years. <br />Recommendation is to replace siding and wainscoting. <br /> <br />Roof work needs to be done on Hillside, but can wait about 2 years. Can capitalize CFP <br />funds. Go to bank and get funding based on future CFP funds. <br /> <br />Is there any chance of changing the color of siding to make it stand out without raising <br />the cost? (Frank to find out what we can get there 2-3 colors would be okay) Callan will <br />look at colors after Frank finds out. <br /> <br />Presented Resolution 2006-09: A Resolution Approving Expenditures for Siding <br />Replacement at Hillside Square Apartments, a 13-unit Louisville Housing Authority <br />Public Housing site. Resolution approved and carried unanimously. <br /> <br />Painting contractor has been selected, paint is selected. Will paint LM & Sunnyside (one <br />building). <br /> <br />Volunteer painting crew set up for September 9th. Will paint porches, stairs, window <br />frames at Regal Court. (Get Council to sign something to give them recognition once <br />work is completed) <br /> <br />Acquisitions: BCHA staff is looking for potential acquisitions of site. 1606 Garfield has <br />contacted BCHA about purchasing site (14 units). Income statements do not support the <br />
