Staff noted that the plat reflects an encroachment of a barn structure on proposed <br />Lot 2 and has requested that as a condition of approval that a deed of easement be <br />executed that reflects the full extent of the encroachment. <br /> <br />Wood requested that a letter with attached pictures from Doraine Romero be into record. <br />Commission briefly discussed the letter and pictures. McAvinew moved and Sheets <br />seconded a motion to enter the documents into record. Motion passed by voce vote. <br /> <br />Commission Questions of Staff: No additional questions. <br /> <br />Applicant Presentation:. <br />Gary Hillam, 665 Tamarisk Ct., briefly discussed the proposed two-lot subdivision. <br /> <br />Commission Questions of Applicant: None. <br /> <br />Members of the Public: <br />John Wenzel, 109 W. Spruce, property owner to the east of201 Spruce requested that the <br />easement deed be finalized so he can have access to the maintenance of the barn. <br /> <br />Commission Questions of Staff and Applicant: None. <br /> <br />Public Hearing Closed / Commission Comments: <br />Deborski stated that he favors the Garbo Subdivision. <br /> <br />Dalton, Loo and McA vinew also stated they support the Garbo Subdivision. <br /> <br />Sheets stated that she supports the Garbo Subdivision as well as concern with the letter <br />from Mrs. Romero and the need for her to understand the location of the property for the <br />Garbo Subdivision. <br /> <br />Sheets moved and Loo seconded a motion to approve Resolution No. 02, Series 2006, <br />201 W. Spruce St., Garbo Subdivision / PUD, A preliminary subdivision plat and <br />preliminary planned unit development (PUD) plan to subdivide a property that is <br />approximately 45,859 SF (1.05 acres) into two single family residential lots each <br />approximately 1Iz acre. 201 W.
