<br />Planning Commission <br />Meeting Minutes <br />FEBRUARY 9, 2006 <br />Page 7 of 14 <br /> <br />9) A note shall be added to the PUD acknowledging that the property owner willfully <br />comply with all design and operational requirements of the City's Public Works <br />staff. <br />10) The flood plain mapping referenced in Note #3 of the subdivision plat shall be <br />revised to reference FEMA maps revised October 4,2002. <br />11) The two notes on the subdivision plat referencing lot line vacation by separate <br />ordinance should be modified to indicate "existing lot line vacated with this plat. " <br /> <br />Commission Questions of Staff: <br />Loo asked if staff knew of other facilities like this. <br /> <br />Johnstone replied that he had visited sites in Wheat Ridge and Golden and had received photos <br />of a facility in Lone Tree. <br /> <br />Applicant Presentation: <br />John King, SecurCare Self Storage, Inc. explained that the facility is not a self-storage or mini- <br />storage facility but a warehouse storage facility. The units will be individually owned. The two <br />(2) key pad gates are located 60' off the roadway to allow the larger vehicles, such as large RVs <br />to be completely off the road before stopping to enter the grounds. He also stated that he agrees <br />with the eleven conditions as detailed in the resolution by Staff. <br /> <br />Sheets requested information about the video monitoring of the dump station. <br /> <br />King stated that it had been designed per the Public Works Department requirements. <br /> <br />David Kramer, also a representative of the CTC Storage project, spoke briefly, explaining there <br />are approximately 107 facilities across the United States. He also stated it is the intent of the <br />applicant to maintain control of the facility until 50% of the units are individually owned. <br /> <br />Commission Questions of Applicant: <br />Lipton inquired of the typical cost of a unit and the location of the sales office. <br /> <br />King replied approximately $65.00 per SF. The sales office will be located in Lone Tree. <br /> <br />Pritchard expressed concern with the type of fencing that is being proposed and that he does not <br />consider it be a security fence type material. <br /> <br />King discussed the other methods of providing security for the site. <br /> <br />Pritchard discussed fire safety and what was being planned. <br /> <br />King explained the buildings would be sprinkled. <br /> <br />Loo inquired what the possible condo fees might be. <br /> <br />King estimates them to be $.07/ SF. <br /> <br />Loo inquired what would prevent the future owners from re-writing the Condo rules after the <br />project owners turns over the responsibility of enforcement to the new owners. <br /> <br />King stated that the PUD notes would include a statement regarding the Condo Rules and <br />Regulations. This would then require an amendment to the PUD. <br />
