Reviewed the Summary of lot frontages and setback requires associated with residential <br />developments in proximity to the proposed subdivision including Tree Haven, Fischer <br />Farms and Spruce Lane. <br />. Staff verified that the Annexation and Development Agreement executed for the subject <br />property did provide that all existing structures on the subject property would be exempt <br />for the minimum setback requirements that would otherwise apply in the SF-LD zoning <br />district. <br /> <br />Commission Questions of Staff: <br />Deborski inquired about the strip of land that appears to be access to the park. <br /> <br />Wood confirmed that the land in question is Outlot A between the Pickett and Savage property. <br />It is 20' wide and provides access between Spruce St. and the park. <br /> <br />Pritchard requested a motion to enter into the record an email that had been distributed by staff. <br /> <br />Wood noted that the email had been posted in council chambers for the public. <br /> <br />Loo moved and Sheets seconded a motion to enter the email into record. Motion passed by voice <br />vote. <br /> <br />Applicant Presentation:. <br />Gary Hillman, 665 Tamarisk Ct., Louisville, CO distributed pictures of the property. <br /> <br />Loo moved and Hartman seconded a motion to enter the pictures into public record. Motion <br />passed by voice vote. <br /> <br />Hillman continued with the following information: <br />. Trying to develop the property with similar character of Savage and Tree Haven <br />subdivisions. <br />. Requesting minimal relief. <br />. Making good use of the existing infrastructure in the fact that no new infrastructure will <br />be needed. <br />. The subdivision is for Parcel B only on the map that the Commission members had <br />distributed in the meeting packet. <br /> <br />Dalton requested a discussion of the pictures that Hillman had distributed. <br /> <br />Hillman explained the pictures. <br /> <br />Dalton inquired if the applicant knew the SF of the existing home. <br /> <br />Hillman stated that it has approximately 1700 SF above ground and 1200 SF of basement. <br /> <br />Sheets asked what size of home could be built on the two lots. <br /> <br />Hillman stated that the homes would be restricted to a 27' height and a 20% lot coverage. This <br />would allow for approximately a 4000 SF home. <br /> <br />Discussion followed regarding the access agreement with the neighbor for the barn/garage <br />maintenance. <br /> <br />Hillman stated that he had been able to work out the details of that agreement with the neighbor. <br />Sheets asked about the side yard setbacks and how they compared to another property in the <br />area. <br />
