Min. lot area – changes from 1,900 SF to 3,000 SF <br />iii. Min. Lot width – changes from 24’ to 30 ‘ <br />iv. Max. Lot coverage – changes from 80% to 60% <br />Planning Area 3: <br /> <br /> <br />i. Units – changing from 123 DU to 114 DU <br />Planning Area 4: <br /> <br /> <br />i. Units – changes from 178 DU to 198 DU <br />The Plat discussion included the following topics: <br />Modifications to Blocks 4, 5, 6, 7, 8, 12, 13, 14, 15 & 16. <br /> <br /> <br />i. The basic layout, including public rights of way will not change. <br />ii. The primary changes are lot line configurations to allow for the <br />single family product and to allow for the reconfiguration of the <br />existing single family lots. <br />Public Use Dedication. <br /> <br /> <br />i. 8.89 acres is required to be dedicated. <br />ii. Proposed dedication is 9.05 acres <br />Public Street Standards <br /> <br /> <br />i. The addition of Tract F and the omission of some private alley <br />access are the only revisions to the right-of-way standards. <br />Vehicle Access and Traffic Impacts <br /> <br /> <br />i. The circulation plan is based on access from both Paschal Road <br />and summit View Drive from Colorado Highway 42. <br />ii. Paschal Road will bisect the subject parcel and create street <br />frontage and access for Planning Areas 2, 3 and 4. <br />iii. Access to Planning Area 1 is proposed to be a right in / right out <br />from Colorado Highway 42. <br />iv. The proposed revisions do not result in the increase of density for <br />the overall site. Therefore, there are no anticipated additional traffic <br />impacts. <br />Utility Plans <br /> <br /> <br />i. A sanitary lift station has been proposed to provide for the <br />distribution of the sanitary flows from the development to the <br />gravity-based sanitary mains. <br />ii. The lift station is proposed for Outlot U, located near the <br />intersection of Hecla Drive and Paschal Drive. <br />iii. Staff and the applicant continue to work on the design and timing of <br />the utility plans with the City of Louisville Public Works Department <br />and with the City of Lafayette. <br />The final PUD development plan discussion included the following topics: <br />Three of the four Planning Areas have revisions. Area #1, Commercial, <br /> <br /> <br />has no requested revisions. <br /> <br />
