Reasonable efforts shall be made to preserve the existing mature tree in the <br />northeast corner of the property. <br /> <br />Board Questions of Stat!: <br />Cordell inquired if the applicant had received copies of the conceptual drawing. <br />Johnstone stated that they had. <br /> <br />Weise expressed concern with the lot coverage and requested clarification from staff. <br />Johnstone explained the different between lot coverage and floor area ratio (FAR). <br /> <br />Weise continued by stating that the rear of the property has lots of things happening: covered <br />patio, garage, and stucco wall. <br /> <br />Loeblich requested clarification of the vision clearance, and location of property line in relation <br />to the sidewalk or the street. <br />Johnstone provided that clarification. <br /> <br />Loeblich asked if the new proposal might be setting any adverse positions that staff might have <br />problem support in the future. <br />Johnstone stated that any future variance requests would have to meet all six criteria and each <br />application has its own set of requests for a variance. <br /> <br />Cordell requested that Johnstone explain the lot line location again. <br />Johnstone explained. <br /> <br />Malmquist asked about the style / architecture of the proposed garage. <br />Johnstone stated that would be a question for the applicant to answer. <br /> <br />Applicant Presentation: <br />Keith Helart, 1200 Lincoln Ave, property owner thanked the staff for the report and for working <br />with him to development a type of comprise that both could support. He continued with a <br />discussion of an alternative way to measure the vision clearance. It included the concept of <br />measuring from the center of the alley instead of the property line. <br /> <br />Board Questions of Applicant: <br />Malmquist requested that the applicant demonstrate on the drawing where the corner of the <br />garage is located on the revised plans presented by staff. <br />Helart approached the dais to point to the location. He also explained that the garage will be on <br />the property line at the alley regardless of the direction from the BOA on the variance. <br /> <br />Board Questions of Stat!: <br />Cordell ask if the Board could grant relief form the vision clearance area definition. <br />Johnstone stated that they could. <br /> <br />Loeblich inquired what does the Public Works Department feel about the requested change from <br />the applicant. <br />Johnstone explained that he had met with staff in the Public Works Department and they would <br />support the side yard relief of measuring the vision clearance area from the sidewalk instead of <br />the property line. However, they expressed concern with the change of definition of measuring <br />the vision clearance area from the alley center line. <br /> <br />Loeblich also questioned if the sidewalk was being used by people riding bikes. <br />
