LOUISVILLE BOARD OF ADJUSTMENT <br />STAFF REPORT <br />SEPTEMBER 16, 1993 <br />APPLICANT: Peter J. Stewart <br />OWNER: same <br />LOCATION: 1201 Grant Avenue <br />ZONING: RL - Residential Low Density <br />REQUEST: Variance to allow an eight (8) foot street <br />side yard setback where the requirement is for <br />a 25 foot setback to construct a two story <br />addition to an existing residence. <br />BACKGROUND <br />The subject property is a corner lot containing 6,250 square <br />feet. The property is 50 feet wide along the Grant Avenue <br />frontage by 125 feet deep along Caledonia Street. <br />The existing one story single family residence on this site is <br />currently vacant, having been damaged in a fire. The proposal <br />is to remodel the existing dwelling and to construct first and <br />second story additions. The existing street side yard setback <br />from Caledonia Street is 7 feet to the covered porch and 13 <br />feet to the wall of the house. The proposed second floor <br />addition will maintain the same building line at 13 feet. A <br />new two story triangular shaped addition is proposed to be <br />setback 8 feet at its nearest point to Caledonia Street right- <br />of-way. <br />The proposed construction conforms to the required 25 foot <br />front yard setback to Grant Avenue and the required 7 foot <br />side yard setback to the north property line. The proposal <br />also complies with the maximum 30 percent lot coverage <br />permitted in the RL zone district. <br />VARIANCE CRITERIA <br />The Board of Adjustment has authority to hear and decide, <br />grant or deny this application for a variance to section <br />17.12.040 pursuant to the powers granted the Board in section <br />17.48.110 of the Louisville Municipal Code. The Board may <br />grant a variance only if it makes findings that all of the <br />criteria, as established under section 17.48.110, have been <br />satisfied insofar as applicable: <br />1 <br />
