Peter J. Stewart
1132 Jefferson Avenue, Louisville, Colorado 80027
August 26, 1993
City of Louisville
Planning Dept./ Board of Adjustments
749 Main St.
Louisville, Co 80027
RE: 1201 Grant Ave.
Request for Variance
I am attempting to renovate the existing 800 SF single family residence that was damaged
by fire early this year. Part of the renovation includes an addition of a partial second floor.
All proposed additions fall within all existing set backs that are present on the site today.
The property is a corner lot of 50' x 125'. The existing house is nonconforming only with
respect to the required side street setback of 25'.
The following is a description of responses to the 6 criteria items required:
1. That there are unique physical circumstances or conditions such as
irregularity, narrowness or shallowness of lot, or exceptional topographical
or other physical conditions peculiar to the affected property,
There is an existing house on the property which is nonconforming. Also this is a corner
lot of 50' x 125'.
2. That the unusual circumstances or conditions do not exist throughout the
neighborhood or district in which the property is located,
Not applicable ( The zoning is unusual as a majority of properties in the area are
nonconforming.) AL-Af7 ITS 4 CoR..t.t L.o Tâ–º
3. That because of such physical circumstances or conditions, the property
cannot reasonably be developed in conformity with the provisions of Title 17
of the Louisville Municipal Code,
The existing house is already located on the property. Development in areas other than
where the house is presently located would be unreasonable and would probably result in
non conforming lot coverage.
4. That such unnecessary hardship has not been created by the Applicant,
House and property were present long before any zoning ordinance was adopted.
