TIM HANCOCK
817 LAFARGE AVENUE • LOUISVILLE, COLORADO 80027 (303) 665-7335
May 13, 1993
City of Louisville
749 Main Street
Louisville, Colorado 80027
RE: Zoning Variances and Special Exemption Permits through the Board of Adjustment.
To Whom it. Concerns:
My proposal is to add a 2nd story to my existing one (1) story house. My existing home is 621
square feet. which includes 1 bedroom. 1 bathroom, living room, kitchen/dining room and stor-
age room. My property, like most lots in old -town Louisville is very narrow with measurements
of 25' X 125' . My existing lot coverage is at. its 35% maximum, therefore building on ground
level is not possible. By adding a 2nd floor to include a master bedroom. 2 bedrooms and a bath-
room, this would increase the house by 694 square feet. The new total square footage would be
1,315. This new size opportunity would make it comfortable to live in. I'm working along with a
local architect. Peter J. Stewart to design the addition so it looks like it's part of the original
house and fits into the character of the neighborhood, which I feel is very important. With this
popular home improvement "poptop", it is a way to add value to the home and double the square
footage with keeping a good size yard. I believe this potential makes this proposal worthy of
your consideration.
Tim Hancock
