overseen the application, looking over what Paul has worked with the
applicant on, plus I have reviewed the impacts of the revision (what would
happen from a code standpoint).
Sears: Is it staff's recommendation that the gas meters be relocated to the
south side of the garage?
Franklin: They need to be safely be relocated in order to make this garage
structure work. The side of the garage is not objectionable as a location.
Comments from the Board:
Sears: Where is the other bank of meters located?
Applicant: Four are located on this building, and then four are located on
the other building. There are 2 4-unit banks.
Fyne: I was glad to see the revisions to this project and have no objection
to the variance.
Pendergrast: It meets the minimum variance so I am in favor of the
application at this point.
Sears: The plan still shows river rock and dirt in front of the garage.
Wouldn't it be better if it was concrete?
Applicant: It will be concrete.
Staff Findings of Fact (1-6):
The Board reviewed the staff findings, as listed in the staff report. All
members were in agreement with the staff findings.
Motion for Approval:
Steve Pendergrast made a motion to grant a 3 ft. front setback variance to
allow a 22 ft. front setback, rather than the required 25 ft. setback on Unit
1A. On Unit 8A, the motion will also include a 5 ft. side yard setback
variance to allow a 5 ft. setback, rather than the required 10 ft. setback. The
motion will include a provision that both the proposed garage units should
be incorporated in a manner which is architecturally compatible with the
existing structure. The structure shall utilize an extension of the existing hip
roof, or will incorporate a separate hip roof design. The motion was
seconded.
