Board Questions of Applicant <br />Sears: The proposed garage 1A is now attached to Unit 1A is now attached <br />to Unit 1 but that is in the vicinity of existing gas meters. What do you have <br />worked out as a solution for relocating the gas meters? <br />Applicant: The solution would be to retrench underneath the garage and <br />have the gas lines go underneath the garage and extend vertically on the <br />garage wall, instead of on the wall of the townhouse. It just involves <br />additional expense. <br />Sears: Does this location involve of garage 1A and how does this affect the <br />window on the south side? <br />Applicant: The current location clears the window. The window is further <br />to the west on the townhouse. The garage has been shifted back to clear that <br />window and fit more within the setback. The configuration of the site is <br />awkward which is why I am requesting the variance. <br />Sears: There is no dumpster enclosure. The dumpster is now located closer <br />to the street. <br />Applicant: We may relocate it to a more appropriate location with an <br />enclosure around it. <br />There were no other questions from Board members. <br />Staff Comments: <br />John Franklin reviewed the memo to the Board regarding the revisions to the <br />plan. The variance for Unit 1A is a 3 ft. setback to allow a 20 ft. result of <br />the setback from the front, which is a 25 ft. setback. Then for Unit 8A, the <br />other garage, it is a 5 ft. side yard variance vs. a 10 ft. requirement. Staff <br />would like the Board, if they choose to approve the variance, to reflect the <br />appropriate findings which are noted on page 3 of the staff report. Staff <br />recommends that the variance request, as amended, be approved. <br />Robert Ross moved that the Board accept the staffs memo and <br />recommendation into the record. All in favor. <br />Board Questions of Staff: <br />Sears: What has been your involvement with the applicant? <br />Franklin: I met with the applicant originally regarding an overall proposal <br />to update the site - possibly replat it for individual ownership.
