Proposed Variance Description <br />I respectfully request a variance from the side setback requirement of 5' <br />for a distance of 20-25 feet east and west to allow the construction of a garage <br />addition behind the existing garage, as shown below, on the north side of my <br />home, located at 630 Cleveland Avenue, Louisville, Colorado 80027. <br />This variance is needed to allow sufficient space within the addition <br />for it to be useful for the purposes to which it will be put, and to alleviate a <br />"tunnel" effect on the north side of the house, which would be useless space, <br />and would create an unsightly condition on the northern edge of my property <br />abutting the property of my northern neighbor. The north side of the <br />premises has historically accumulated snow and ice during the winter <br />between the existing fence and the house, which condition would no longer <br />exist if this variance is granted, and the fence and space replaced by the north <br />wall of the addition. <br />The proposed addition will be esthetically more pleasing than the <br />current existing structure, and increase the value of both my property and <br />that of my neighbors. Jim and Mary Ehret, record owners and occupants of <br />the property to the north affected by this request, support this request for a <br />variance, and a letter from them confirming their support will be filed in this <br />application.
