Patrick <br />OWNER: Same <br />LOCATION: 630 Cleveland Avenue, Lot 42 <br />Saratoga 2nd Filing <br />ZONING: Residential Estate - RE <br />REQUEST: A side yard setback variance of five (5) feet <br />resulting in a zero (0) side yard setback <br />rather than the required five (5) foot. <br />BACKGROUND: <br />The applicant is requesting a side yard variance to construct a <br />garage addition. The proposed addition is approximately 330 s.f. <br />(22 x 15) in area and would be attached to the northeast corner of <br />the structure. The addition would be attached and extend directly <br />to the rear of an existing attached (440 s.f.) double car garage. <br />Total combined square footage of garage area, if the variance is <br />authorized, would be 770 s.f. <br />The subject property is located within the Saratoga Subdivision <br />Second Filing approved in 1983. The lot is 8,250 (75 x 110) in <br />area and is surrounded by single family development. Lots to the <br />north, west and south are within the same subdivision and are zoned <br />R-E. To the east is the Bridgefield Subdivision which is zoned <br />Residential Rural R-R. <br />Setbacks, as approved by the Saratoga II PUD Final Development <br />Plan, require a five (5) foot side yard setback and a fifteen (15) <br />foot rear yard setback. <br />STAFF COMMENTS: <br />The addition, as proposed, extends across the required side yard <br />setback to the property line and has a 40 (forty) foot rear <br />setback. The portion of the addition, which extends into the <br />required setback, is approximately 110 (5 x 22) s.f. <br />The applicant would be able, without variance approval, to maintain <br />the rear yard setback and build a 220 s.f. addition, or extend the <br />
