A two (2) foot side setback: variance to allow the construction <br />of an attached garage with a three (') foot side setback ratner <br />than the five (5) foot minimum. <br />BACKGROUND <br />The applicant is requesting the following variance to construct a <br />18' x 20' attached garage within the side yard of the principal <br />building and the south property line. <br />The subject property is bordered by Walnut and Jefferson Streets <br />to the north and east respectively with single family homes zoned <br />F-L beyond. To the south is a single family home zoned R-L and <br />west is Memory Square Park. <br />The proposed structure will be constructed of brick and will <br />compliment the color of the existing house. <br />STAFF COMMENT: <br />The pr oposcd• garage will be attached to the southwest corner of <br />the existing residence. There is an existing curb cut and paved <br />dr i . ewa} to servide the proposed garage. <br />The location of the proposed structure would not adversely affec7 <br />the ao i 1 of thA property owner to subdivide the procert'; in <br />the t tt ire. <br />
